Portfolio
This is where our capital is at work. Every position we acquire earns its place here — the thesis behind it, the numbers underwriting it, and how it’s performing once the keys change hands.
Current Holding
Clarksville, Tennessee · 375 S Lancaster Rd
A stabilized, cash-flowing 112-unit multifamily asset in one of Tennessee’s fastest-growing employer markets.
Located 45 minutes from Nashville, the property sits at the center of an employer-driven growth story — Amazon, LG Chem, Hankook Tires, Frito-Lay, and Korea Zinc among the names bringing thousands of permanent jobs to the market. With an estimated 15,000+ new housing units needed by 2029 and a delivery pipeline well short of that, Clarksville is structurally undersupplied. The Flats entered our ownership 98% renovated and ready to capture that demand from day one.
Since Closing
We closed on The Flats on May 21 and continue to accept allocations. Here’s where things stand.
Market Tailwinds
Two announcements since we closed have strengthened the demand story underneath this deal.
A new Costco warehouse is a signal retailers only send when the rooftops and household incomes are there to support it — reinforcing exactly the growth thesis we underwrote.
Buc-ee’s announced a location about 15 minutes north in Oak Grove, Kentucky, right on I-24. The travel-center giant builds only where traffic and regional growth justify it — another vote of confidence in the corridor.
