Real estate isn't where I started. I came to it from thirty years of building things for other people.

My work, for most of my career, was to sit across from a client who was struggling, listen to what they said they needed, and work out what they actually needed. Those are rarely the same thing. Then I'd build the system that solved it — not once, for one client, but repeatably, so it held up for the next one and the one after that. That's how our division grew.

Real estate found me through that work. In my healthcare career I managed and supported commercial projects — construction buildouts, corporate office renovations, the physical side of putting a growing division into four states.

Then I started doing it for us — acquisition, renovation, and ground-up construction on one-to-four unit residential properties. Eventually a multifamily complex in Florida as a limited partner, which was my first experience of multifamily as an investor rather than an owner.

Somewhere in there I also picked up a habit that turned out to matter more than any of it. For close to thirty years I've followed county and city councils — zoning, infrastructure, what a city keeps approving and what it keeps turning down. That's where a submarket actually comes from, years before it shows up in anyone's market report.

I look at a deal the same way I looked at a client. Someone tells me what the opportunity is. My job is to find out what it actually is — and I look at few deals on purpose. I'd rather pass on nine and understand the tenth.


Why we do this

John and I have a blended family. Seven children between us.

That number changes how you think about money. A salary stops when you stop. An account moves according to decisions made by people you'll never meet. Neither one is ownership, and once seven people might someday need something to be there, the difference stops being philosophical.

This was never a career change. It's how we're building something that lasts past us.

Then friends started asking how we were doing it — physicians, dentists, executives, people who earn well and own almost nothing that produces without them. Veritus came out of those conversations.

Our money is in every deal too. That's the only thing that makes the sentence mean anything.

John is the quieter half of this.

He spent more than a decade as a fiber engineer at AT&T before moving into real estate — a career built on systems, traded for one built on people. That trade tells you most of what you need to know about him. Since 2021 he's been a Realtor in North Texas with Keller Williams.

He comes in once we've identified an opportunity and moved into diligence, and he stays with it long after. What he does there is talk to people. Investors, residents, the staff running the property. He gets to know them, and then he tells me what he heard — which is usually something I would never have found in a document.

He doesn't underwrite and he doesn't run the relationships. He supports. It's the least visible work in this business and I'd be considerably worse at it without him.

A property isn't a building. It's a few hundred people's address.

That's the part I care about. Knowing who's living there, who's working there, and whether they're being looked after.
