His value-add track record includes a 12.6x return on capital at Lovell Center Apartments in Knoxville and $14.4 million in value created at the 120-unit Emerald Cove Portfolio in the Florida Panhandle. A 2024 9% LIHTC award for a $28M affordable housing development rounds out a sponsor who has proven himself across every tier of the real estate capital stack. Sean leads as Key Principal on this acquisition, bringing 24 years of cycle-tested, owner-operator discipline to every deal the team underwrites.

Melissa Hawkins | General Partner

Melissa Hawkins built a $25M+ healthcare division from zero, navigated four corporate M&A events without losing a single client, an MBA in Enterprise Analytics and honored with Gold Lifetime Achievement Award, all before bringing that same rigor to real estate. At Veritus Capital Partners, she leads deal origination, due diligence, and capital raises, backed by proprietary stress-testing systems and conservative underwriting models she built from the ground up. Her approach is operator-first: validate the numbers, challenge the assumptions, and protect investor capital at every stage. With deep relationships across county governments in over 150 counties and a home base in Dallas, Texas, Melissa brings a uniquely grounded perspective of market intelligence, and insights into the communities where the team invests.
